What we see

Signs your parking lot needs repair now

Concrete lots don't usually fail all at once. They fail one panel at a time, starting where water gets in. Call before the list gets long:

  • Panels that rock or thump when a car rolls over them
  • Corners broken off at joints, especially in drive lanes
  • Sunken areas that hold water after a storm
  • Joints with no sealant left, or grass growing out of them
  • Cracked or broken curbs, wheel stops and islands
  • The approach at the street or the dumpster pad breaking up

A rocking panel is the warning sign people miss. It means the base under it is soft or washed out, and the panels next to it are next.

How we fix it

Full-depth panel repair, step by step

This is the repair that lasts. Patching over a failed base does not.

  1. 01

    Mark and saw-cut

We mark the failed area out to sound concrete and saw-cut clean, straight edges.

  2. 02

    Break out and haul off

Old concrete comes out and leaves the site.

  3. 03

    Fix the base

Soft or wet base gets dug out, replaced and compacted. This is the step that stops the repeat failure.

  4. 04

    Dowel and pour

Steel dowels tie the new section into the panels around it. We pour at the right thickness for the traffic it sees.

  5. 05

    Finish, cure, seal

Finish to match, cut joints, cure, then seal the joints. Barricades stay up until it's ready.

Beyond panels

The rest of the lot

Curbs, gutters and islands

Broken curbs look bad and they stop doing their job, which is moving water to the drains. We replace curb sections and tie them in so the line stays straight.

Approaches and entrances

The drive approach at the street takes every car that enters, plus delivery and garbage trucks turning in. When it breaks, everyone sees it. If the approach is in city right-of-way, a city permit may be needed. We'll check before we start.

Dumpster pads

A loaded garbage truck drops its front wheels onto the pad and the apron in front of it, every week. Most original pads weren't built for that. We rebuild them thicker with more steel, and extend the apron out to where the truck's wheels actually land.

Drainage trouble spots

Water that sits in a low spot soaks into the base. We fix the slope when we replace panels in those areas, so water goes to the drain instead of into the ground.

Repair or replace

Fix the bad panels or replace the lot?

Panel repair

  • Failures are scattered across the lot
  • Most panels are level and solid
  • The lot drains well overall
  • You need to stay inside this year's budget

Section or full replacement

  • A large share of panels are cracked or moving
  • The whole lot holds water
  • Old repairs keep failing next to new ones
  • You're planning a big capital project anyway

We'll price both if it's close, so ownership can see the trade-off.

Cost

What affects the cost of parking lot repair

Area and thickness

Total square feet of repair, and whether it's a 5-inch parking stall or a thicker truck lane.

Base repair

How much soft or washed-out base has to be dug out and replaced.

Steel

Dowels and rebar, especially at truck areas and dumpster pads.

Phasing

How many sections we have to split the work into to keep the lot open.

Traffic control

Barricades, cones and signage for the time the area is closed.

Extras

Curbs, drainage fixes, permits for work in the right-of-way.

Save money: fix every failed panel in one trip, seal joints on the good panels at the same time, and fix the drainage spot that keeps killing the same corner.

FAQ

Concrete Parking Lot Repair: common questions

How much does concrete parking lot repair cost?

It's priced by the area of repair, the thickness, how much base needs fixing, steel, and how the work has to be phased. We walk the lot and give you a written number for each area. The estimate is free.

How long before cars can park on the repaired area?

Usually about a week for cars, longer for heavy trucks. It depends on the mix and the weather. We'll tell you the reopening date before we pour.

Can you repair the lot while the business is open?

Yes. We work in sections, keep entrances and fire lanes open, and barricade each work zone.

Why do new repairs crack next to old panels?

Usually because the base under the neighboring panels is soft too, or the joints weren't sealed. That's why we check the base and seal the joints around every repair.

Do you repair asphalt parking lots too?

Our focus is concrete, and we also seal coat asphalt. If your lot is mostly asphalt and needs major asphalt paving, we'll tell you honestly.

Do you rebuild dumpster pads?

Yes. We rebuild them thicker with more steel and extend the apron to where the truck's front wheels land.
