Working in Dallas

Dallas concrete takes a beating

Dallas has every kind of concrete problem there is, because it has every kind of property. Strip centers built in the 1970s and '80s with their original lots. Office parks along the LBJ Freeway and the Dallas North Tollway. Warehouses along Stemmons and in southern Dallas off I-20 and I-45. Thousands of apartment units. And neighborhoods full of driveways poured decades ago.

Underneath most of it is Blackland Prairie clay. It's why a sidewalk in East Dallas lifts at one joint and drops at the next, and why a parking lot on Northwest Highway can look fine in April and be cracked by September.

We work all over the city. Call or text with the address and we'll come look.

Commercial

Commercial concrete in Dallas

Most Dallas commercial concrete work is repair on properties that are open for business: retail centers along Northwest Highway, Garland Road and Preston Road, office buildings near LBJ and the Tollway, medical offices, churches and schools.

Warehouse and industrial properties along the Stemmons corridor and out toward the southern Dallas distribution area see a different kind of damage: spalled floor joints, broken dock aprons and truck courts that trailers have crushed. We repair those around your shifts.

On older lots, the usual list is broken panels at drive lanes, dumpster pads that have given up, curb lines knocked out by trucks, and joints with no sealant left. We fix the failed sections, seal the rest, and give you photos for your files.

Multifamily and HOA

Apartment and HOA concrete in Dallas

Dallas has a lot of apartment communities built from the 1960s through the '80s, especially in Vickery Meadow, Lake Highlands along Skillman, and Far North Dallas. Those properties have long runs of sidewalk, breezeways and carports on clay that has been moving for 40 years.

Trip hazards are a constant. The City of Dallas runs a multi-tenant property inspection program, and lifted sidewalks are the kind of thing that gets written up. We walk the property, number every hazard on a site map, fix the cited items first, and give you a photo closeout.

We also work with condo and townhome HOAs in Uptown, North Dallas and Lake Highlands on sidewalks, drive lanes, curbs and pool decks, with bids the board can compare line by line.

Driveways

Driveways in Dallas

A lot of Dallas neighborhoods have alleys, so the garage and driveway are in back and the approach meets the alley, not the street. Those alley approaches take trash trucks every week, and they break. In Lakewood, the M Streets, Lake Highlands and much of North Dallas, that's half of the driveway calls we get.

In Oak Cliff and Kessler Park, sloped lots mean drainage matters even more. Water has to go somewhere other than the garage.

We replace whole driveways, fix sunken or broken sections, and add parking pads. Work in the city right-of-way, like the approach and public sidewalk, generally needs a permit from the City of Dallas. We'll confirm what your job needs before we start.

Local conditions

What Dallas soil and weather do to concrete

Dallas sits mostly on expansive clay. After a wet spring it swells and pushes slabs up. In a dry summer it shrinks and pulls away, leaving voids under the edges. Then a hard freeze, like February 2021, hits any water sitting in open joints.

That's why we spend so much time on the base and the joints. The concrete is only as good as what's under it and how well the water is kept out.

Work in the public right-of-way, like the approach and public sidewalk, generally needs a city permit. We'll confirm what your job needs before work starts.

Can you help our Dallas apartment property get ready for a city inspection?

Yes. Send us the date and any cited items. We fix those first and send before-and-after photos for each one.
