Straight answer

Most commercial concrete doesn't need a full tear-out

A lot with a dozen broken panels is not a lot that needs replacing. Usually a few sections failed because water got under them, the clay moved, and trucks finished the job. Cut those out, fix the base, pour them back, and seal the joints so it doesn't happen again next to them.

That's most of what we do on commercial sites around Dallas-Fort Worth. We find what's actually failing and why, and we give you a scope you can send to ownership without rewriting it.

Who calls us:

  • Facility directorsat offices, churches, schools and medical buildings who need the trip hazard gone before someone falls.
  • Property managersat retail centers and office parks who need tenants kept open during the work.
  • Warehouse and industrial managerswith spalled joints, broken dock aprons and truck courts that eat tires.
  • Owners and asset managerswho want a clear number for this year's repairs and a plan for next year.
Why it fails here

North Texas is hard on commercial concrete

Knowing why a section failed is how you stop paying for the same repair twice. Here's what typically fails on commercial properties across DFW.

Blackland Prairie clay

Most of the Metroplex east of I-35 sits on expansive clay. It swells when it's wet and shrinks and cracks in a dry August. Concrete on top of it gets lifted, dropped and twisted. A repair that skips base work is a repair you'll see again.

Heat, then a freeze

Summer slab temperatures in a Dallas parking lot get high enough to bake joint sealant until it cracks and pulls loose. Then a hard freeze like February 2021 shows up and any water sitting in those open joints expands. That cycle is why sealed joints matter.

Water at the joints

Most panel failures start at a joint or crack that let water reach the base. The base softens, the panel rocks under traffic, the corners break. Sealing joints and fixing low spots where water ponds is cheap compared to replacing panels.

Truck traffic in the wrong places

Garbage trucks, delivery trucks and fire lanes put heavy loads on concrete that often wasn't built for it. Dumpster pads, drive-thru lanes and loading areas break first. We build those back thicker with more steel.

How it works

From the first call to the final photos

No surprise change orders. You know the scope, the schedule and the number before we start.

  1. 01

    Walk the site

We look at every problem area with you or your maintenance tech, and we talk about access, tenants and timing.

  2. 02

    Written scope

Locations, square footage, repair method and photos of each area. Easy to forward to ownership or a board.

  3. 03

    Plan around operations

We phase work by section and keep entrances and fire lanes open. Early or weekend work can be discussed.

  4. 04

Cost

What drives the cost of commercial concrete work

We don't post prices because two jobs that look alike can be priced far apart. These are the things that move the number, so you can read any estimate with a clear eye.

Square footage and thickness

A 6-inch drive lane takes more concrete and labor than a 4-inch sidewalk. Truck areas and dumpster pads go thicker.

Base condition

If the base under a failed panel is soft or washed out, it has to be dug out and replaced. That's the part cheap bids skip.

Demo and haul-off

Breaking out old concrete and hauling it away is a real cost, and it goes up with thickness and steel.

Access and phasing

Working in sections around open stores or a running dock takes more mobilizations than an empty lot.

Number of trips

Every mobilization has setup cost. Bundling small repairs into one trip lowers the cost per repair.

Schedule and weather

Night or weekend work, and summer pours that need early starts, can change labor cost.

Ways to lower the bill: bundle repairs, fix drainage first, seal joints on the panels that are still good, and repair before a cracked panel turns into a broken one.

Maintenance programs

A plan so you're not calling us in a panic

A maintenance program is simple. We walk your property once or twice a year, photograph and map every problem, rank it by risk, and give you a price for each item. You pick what gets done now and what goes in next year's budget.

  • Yearly or twice-yearly walk with photos and a marked-up site map
  • Trip hazards and safety items ranked first
  • Joint and crack sealing before small problems grow
  • One format for every property in a portfolio
  • A budget number you can plan around for next year

FAQ

Commercial Concrete Contractor: common questions

How much does commercial concrete repair cost in Dallas?

It depends on square footage, thickness, base condition, demo and haul-off, access, and how many trips it takes. We walk the site and give you a written number per area so you can see where the money goes. The estimate is free.

Can you work while our business stays open?

Yes. We phase the work by section, keep entrances and fire lanes open, and barricade work zones. Early-morning or weekend work can be discussed during the estimate.

How long before we can drive on new concrete?

Foot traffic is usually fine in a day or two. Cars usually wait about a week. Heavy trucks should wait longer. Mix design and weather change this, and we'll give you a date for your job before we pour.

Should we repair or replace our parking lot?

If the failures are spread out and the base under the good panels is solid, repair costs less. When a large share of panels is failing or the lot doesn't drain, replacing whole sections can be the better spend. We'll show you both options.

Do you give written scopes we can send to ownership?

Yes. Every estimate lists locations, quantities and the repair method, with photos of each problem area.

Do you also seal coat asphalt?

Yes, and we seal concrete joints and surfaces too. Many DFW lots are part asphalt and part concrete, so one job can include both. See the seal coating page for how they differ.
